Inventory surveys using 3D laser scanning and producing 2D drawings and/or 3D models

Precise 2D/3D as-built data for your renovation projects.

Building within existing structures requires precise building documentation. The efficient analysis of the building substance and the qualitative planning of interventions in the old structure nowadays necessitate digital documentation of the existing building.

Digital as-built data acquisition via 3D laser scanning and 2D drawings and/or 3D models ensures planning security, quality control in the construction process, and seamless installation of technical building equipment in a construction project.

We offer you a set of recommendations to create transparency regarding the opportunities and risks involved in capturing existing buildings using 3D laser scanning and 2D drawings and/or 3D models. Take advantage of our expertise.

When do you need an inventory?

Inventory surveys are required to establish the basis for renovation planning. In completed projects, the existing building is surveyed for quality control purposes and to support facility management.

FAQ
What services does ST Architekten GmbH offer? +
We offer a comprehensive range of services: new construction planning, old building renovation, 3D laser scanning, inventory surveys, construction supervision, and project development. Our services range from initial design planning to construction supervision.
In which regions are you active? +
Our main area is Munich and the Bavaria region, within a 100 km radius. We also undertake projects in other parts of Germany.
How long does an average new construction project take? +
Project duration varies depending on size and complexity. An average single-family house requires about 12-18 months from planning to completion. Larger projects can take 24-36 months.
How can I arrange an initial consultation? +
You can reach us by phone, email, or through our contact form. We respond within 24 hours and arrange an appointment for a free initial consultation at our office in Munich or at your location.
What should I bring to the initial consultation? +
Ideally bring existing documents: floor plans, site plans, land registry extract, photos of the property or building. If nothing is available yet, that's no problem - we'll first discuss your ideas and wishes.
What does planning a new building cost? +
Costs are based on HOAI (Fee Structure for Architects and Engineers) and depend on construction costs. For a typical single-family house with construction costs of €500,000, architect fees are about 12-15% of construction costs, i.e., €60,000-75,000.
Which energy standards can you implement? +
We have extensive experience with various energy standards: KfW-55, KfW-40, KfW-40 Plus, and passive houses. We'll gladly advise you on the optimal solution for your project and support KfW funding applications.
What permits do I need for a new building? +
For new construction, you need a building permit from the building authority. We handle the complete permit planning, submission of documents, and communication with authorities. Processing time in Munich typically takes 3-6 months.
Can I get KfW funding for my new building? +
Yes, there are attractive KfW subsidies for energy-efficient new buildings. We support you in planning according to KfW standards (KfW-40, KfW-40 Plus) and in applying for funding. Funding must be applied for before construction begins.
How does cooperation with construction companies work? +
We handle the tendering of construction services, obtain quotes, review them, and recommend suitable companies. During construction, we provide construction supervision, control execution, and coordinate all trades.
Can you also renovate listed buildings? +
Yes, we have many years of experience in renovating listed buildings and work closely with monument protection authorities. We know the special requirements and can professionally preserve and modernize historic building fabric.
What does energy-efficient renovation cost? +
Costs depend on the scope of measures and the condition of the building. Typical costs range from €500-1,000 per square meter of living space. Facade insulation costs about €100-200/m², new windows €400-800/m², new heating €15,000-30,000.
How long does an old building renovation take? +
Duration depends on the scope. A complete renovation of a single-family house typically takes 6-12 months. Smaller renovation measures can be completed in 3-6 months. We create a detailed schedule after the inventory survey.
Are there subsidies for old building renovation? +
Yes, various funding programs exist: KfW funding for energy-efficient renovation (up to €120,000 loan with repayment subsidy), BAFA funding for heating replacement, tax deductibility of renovation costs. We advise on all funding options and support applications.
Can I continue living in the house during renovation? +
It depends on the scope of renovation. With partial rental or partial renovation, it's often possible. For complete renovation, we recommend moving out for 6-12 months. We plan construction phases to minimize disruptions.
What are the advantages of 3D laser scanning? +
3D laser scanning enables precise and fast capture of buildings with accuracy of a few millimeters. Data can be used for planning, renovations, BIM models, and inventory documentation. The technology saves time, reduces planning errors, and enables virtual tours.
How long does a 3D survey take? +
Duration depends on object size. An average single-family house can be completely captured in 1-2 days. Larger objects require correspondingly more time. Evaluation and plan creation takes an additional 1-2 weeks.
What does a 3D survey cost? +
Costs depend on size and complexity of the object. For an average single-family house (150-200 m²), costs are €2,000-4,000. This includes on-site surveying, data evaluation, and creation of 2D floor plans and a 3D model.
What results do I get from 3D scanning? +
You receive complete digital documentation: 3D point cloud, 2D floor plans of all floors, sections, views, a 3D model (BIM-compatible), and optionally a virtual 360° tour. All data can be used for further planning.
